Three AI tools agents are sleeping on
Most agents are still using AI to write listing descriptions. The leverage is somewhere else entirely.
Most agents are still using AI to clean up listing descriptions and call it a day.
That is fine. It is also where everyone else is.
Here are three places I see real leverage in our brokerage right now. None of them are about writing better copy.
1. The CMA prep accelerator
Most agents take 60 to 90 minutes to build a real CMA. Pull comps, normalize them, justify adjustments, write the narrative.
A trained AI assistant can knock the prep down to 15 minutes if you feed it your past CMAs as training. The agent still owns the analysis and the conversation. They just stop spending an hour on the part that does not earn the listing.
The trick is the templating. Show the AI five of your best past CMAs. Tell it the structure. Then have it draft, you finish.
2. The follow-up triage
Open your CRM. How many leads did you talk to once and never speak to again?
For me, it was hundreds.
I now have a workflow that scans the last 90 days of conversations, flags the ones that went silent at a buying signal, and drafts a follow-up that references something specific from that exchange. Not a blast. A real, contextual nudge.
The pickup rate is 4 to 5x a generic follow-up. And it takes the agent ten minutes to review and send.
3. The recruit profile
This one is for team leads and Operating Principals.
Before any conversation with an agent we are interested in recruiting, I have a profile built. Production trends, social presence, positioning, who they pay attention to, what they are likely worried about right now.
It is the difference between a recruit walking in cold and walking in feeling understood.
The same tool works for top buyer and seller leads. It is just used a thousand times less.
The point
Stop using AI to write things faster. Start using it to know things sooner. That is where the gap opens up between agents who are using AI and agents who are using AI well.
